Site sale paves way for major student apartments scheme

The sale of a former car showroom and workshop premises in Derby has paved the way for a major student apartments scheme.

The sale of the Monk Street site to Wilson Architects UK was subject to acceptance of a recently approved planning application for the demolition of the existing building and the construction of a three‑ to six‑storey purpose‑built student accommodation scheme, providing 102 bedrooms across 16 cluster flats.

The approved development features a stepped design increasing in height towards the ring road, with clusters ranging from three to 10 bedrooms, all with en‑suite facilities and the majority including in‑room kitchenettes.

According to BB&J Commercial, which secured the sale, the approved scheme will help support the city’s growing demand for high‑quality, well‑located student accommodation.

Cameron Godfrey, surveyor at BB&J Commercial, said: “Wilson Architects UK demonstrated a strong understanding of the site’s potential from the outset and were proactive in navigating the technical considerations associated with a development of this size.

“Their vision aligns well with the city’s ongoing need for modern, purpose‑built student accommodation to support the University of Derby’s continued growth.

“We are delighted to have achieved a successful outcome for our client and look forward to seeing the approved scheme progress under the new ownership.”

Adam Wilson, director at Wilson Architects said: “We’re really proud to have gained planning permission for what will be a landmark building in this part of the city.

“We hope this development will continue to attract high‑quality talent to the area and contribute to the regeneration and improvement of Derby alongside the significant investment seen over recent years.

“It has been a long process to reach this point, but we’re now looking forward to seeing the site developed.”
