Developer starts work on huge new industrial scheme in Derby

Developer Hortons has begun construction on the first phase of a major light industrial and logistics scheme in Derby.

The firm has started work on the 271,500 sq ft project at Sinfin Commercial Park.

Phase one will see the speculative development of 121,500 sq ft of accommodation close to Rolls-Royce’s civil aerospace campus.

The buildings are designed to achieve EPC A and will incorporate photovoltaic solar panels and electric vehicle charging, alongside new estate-wide roads and infrastructure to service the development.

Amphion Construction has been appointed contractor, and the first phase is scheduled for completion in August 2027.

Hortons acquired Sinfin Commercial Park in 2023 as part of its strategy of investing in, regenerating and developing established industrial and logistics estates.

Over the next three years, the company plans to complete the phased development of up to 17 new light industrial and logistics units on the 23-acre, site, ranging in size from 5,000 sq ft to 70,000 sq ft.

The scheme has a GDV of £45 million and is the largest development Hortons has delivered in its more than 130-year history.

“Sinfin is already an established employment area, with Rolls-Royce on the doorstep and strong connections. Our investment is about building on those fundamentals.

“We are looking forward to seeing the first phase take shape and bringing new accommodation to the market.”

Hortons recently completed the redevelopment of Unit F at Sinfin, a 63,297 sq ft industrial and warehouse building, which is now available for occupation.
