Affordable homes to help young people into independent living launched

YMCA Derbyshire has officially launched a new affordable homes scheme in Derby designed to support young people into independent living.

First announced in 2023 as part of an Aspirational Housing initiative, the completed Foundry Point development, in Cotton Lane, now provides 60 furnished, self-contained one-bedroom apartments for young people aged 18 to 30 who are in work or training, and taking the next step from living at home.

The scheme has been developed in partnership with Nottingham Community Housing Association, with funding from Homes England, and responds directly to the growing challenge young people face in accessing the private rental market, particularly those with limited tenancy history.

Gillian Sewell, chief executive of YMCA Derbyshire, said: “Many young people are finding it increasingly difficult to access suitable housing in the private rental market, particularly those with little or no previous tenancy history.

“Our aim has always been to make the transition into independent living much smoother whether that’s from living at home, with friends, or in supported accommodation.

“With the right support in place, we expect young people at Foundry Point to be in a strong position to move on to their own homes within one to two years.”

At the heart of Foundry Point is a commitment to affordability and accessibility.

Each apartment is offered at £671.66 social rent per month, with broadband and water bills included, helping to provide cost certainty and reduce the financial pressures often associated with private renting.

Thanks to the support of funders, local individuals and businesses, YMCA Derbyshire has secured additional investment to ensure all apartments are fully furnished and ready to move into, featuring modern interiors, en-suite facilities and high-quality kitchen appliances.

Designed to be energy efficient and easy to maintain, the homes enable residents to live independently without the significant upfront costs typically required when entering the rental market.

The development also benefits from excellent access to local amenities and strong public transport links, as well as its proximity to major employers, including Rolls-Royce, Alstom and Vaillant, supporting access to employment, apprenticeships and education opportunities.

From its inception, Foundry Point was designed to do more than provide accommodation.

The aim is to enable young people to build a successful tenancy record, develop independence and save towards a deposit for their future.

The development has been delivered in partnership with NCHA and built to a high standard by Tanbry Construction, with a focus on quality, sustainability and modern living.

The scheme was designed by Pelham Architects, NCHA’s inhouse architectural practice.

Kate Gillespie, director of housing and asset development at YMCA Derbyshire, who led the project, said: “Foundry Point is a significant investment in Derby’s future.

“Working with NCHA and Tanbry, we’ve delivered a high-quality development that reflects both the needs and aspirations of young people.

“By offering fully furnished homes with key bills included, we are removing some of the biggest barriers young people face when accessing stable housing and progressing towards independence.”

Foundry Point forms part of YMCA Derbyshire’s wider housing pathway, supporting young people to move from supported accommodation into independent tenancies.

Residents will also have access to support and advice to help sustain their tenancy, ensuring they are equipped to maintain stable housing and progress towards long-term independence.
