The latest deals done in Derby

A new letting at a major office building which has resulted in full occupancy head the list of deals done in Derby over the past few weeks.

FHP Property Consultants has reported that Pentagon House is now fully let after securing its latest tenant, working alongside joint agents Innes England.

According to FHP, the Grade A office space and “fantastic” parking has been a key driver for tenants moving to the building.

Darran Severn, from FHP, said: “Pentagon House offers excellent office accommodation and benefits from a central location, which has great access to the A52/A38 and is also within a short walk of Derby city centre.

“The building has been upgraded to suit occupier requirements and, as a result, is now at full occupancy.

“Not only that, but we have also seen the headline rent increase by approximately 10% over the last couple of years.

“There continues to be good activity within the office sector in Derby this year with occupiers seeking to relocate to better quality space.”

Staying with the office market, a building on Pride Park is set to become Derby’s latest hub for flexible working following a new agreement between Innes England and a global workspace firm.

The three-storey site at 3 Centro Place, which measures more than 13,000 sq ft, occupies a spot at the junction of Pride Parkway and Derwent Parade.

Innes England acted on behalf of the landlord to secure the letting to Celvista, which will manage the space under International Workplace Group’s Regus brand.

Nick Hosking, director at Innes England said: “Pride Park remains one of the region’s strongest performing business parks and this letting reflects the continued demand for well-located, high-quality workspace.

“We had strong competitive interest in the building, and we are pleased to bring IWG’s offering to Derby as part of its national expansion plans.”

The popularity of Pride Park was further underlined with a deal completed by BB&J Commercial.

Aegis Engineering has bought 41 Brunel Parkway, a two-storey office building, which offers almost 3,000 sq ft of space.

The firm has acquired the property to support its ongoing expansion.

Cameron Godfrey, surveyor at BB&J Commercial, said: “We’re delighted to have successfully completed the sale of 41 Brunel Parkway to Aegis Engineering.

“From the outset, the property generated significant interest, which is a clear reflection of both its quality and the enduring strength of well-located, modern office accommodation in Pride Park.

“Working closely with both our client and Aegis Engineering, we were able to guide the transaction smoothly from marketing through to completion, ensuring that the process met the objectives of all parties involved.”

Elsewhere, BB&J Commercial has completed the letting of the former Cannoncraft premises, in Alfreton Road, to Perfect Tow, a specialist in vehicle recovery, roadside assistance and professional towing services.

With the deal, BB&J achieved a smooth transition for its client, as it moved from owner-occupier to landlord.

Graham Bancroft, partner at BB&J Commercial, said: “We are very pleased to have secured this letting on behalf of our client.

“After a long time occupying this building themselves, the move to being a landlord was a big change.

“However, working closely together with our clients we were able to ensure a stress-free process for them, which has resulted in a long-term letting of the property, and we wish Perfect Tow much success in the property.”

The last few weeks has also seen some relocations in Derby.

Ascentant Accountancy has relocated to new headquarters in Derby’s Cathedral Quarter.

The new Derby office space enables the firm to extend the community services offers in Ripley, such as low-cost hot desking, peer-to-peer support sessions and a range of workshops and training.

Director Kevin Drew said: “We are really pleased to be back in the city centre and ideally located to serve our creative clients who make regular use of Derby Museums’ Museum of Making and a number of law firms in the Cathedral Quarter.

“Our new space allows us to enhance our client services, improve our customer experience and facilitate the next stage of our growth.”

Finally, national trade association Rail Forum, which represents almost 400 rail-related businesses, has relocated its headquarters to Derby’s ‘Station Quarter’ in advance of ambitious regeneration plans.

It has moved to Paul Duval House, next door to Derby Midland Station and in the heart of Derby City Council’s ambitious plans to regenerate the area.

Rail Forum said the new location offers easy access to industry colleagues and stakeholders visiting Derby by rail, while also being within walking distance of members based on Pride Park or within the city.

The new Rail Forum base is also well placed to support industry teams and local stakeholders in line with work happening in advance of Great British Railways (GBR) to better integrate the rail industry.

In October last year, industry and regional leaders came together with the Secretary of State for Transport to launch Rail Campus Derby, which will accelerate cross-industry collaboration in Derby, in advance of the legislation that will establish GBR and deliver the new HQ.
