Grainger plc has announced it will launch Derby’s first ever build-to-rent apartments scheme next month.

The firm, which is the largest listed provider of private rental homes, has said The Condor, which has been built as part of the £200 million Becketwell regeneration scheme, will be operational and available to view from.

Located on the former Debenhams site on Victoria Street, The Condor, named after one of the first engines built by Rolls-Royce, will provide 259 build-to-rent apartments, comprising a mix of studios, one-bedroom and two-bedroom apartments.

Helen Gordon, chief executive at Grainger said: “The Condor is a great new addition to our build-to-rent portfolio, particularly with it being our first development in Derby.

“The Condor offers a new style of renting in the city, and we look forward to showcasing the benefits of professionally managed, Build to Rent homes as our residents settle into The Condor this summer.”

According to Grainger, The Condor has been designed to celebrate Derby with interiors taking inspiration from the city’s engineering excellence, silk manufacturing, right through to the Derby Ram symbol.

Nods to the famed Rolls-Royce aircraft engine can be seen in the form of metal work, with dynamic shapes, mechanical features, and industrial accents throughout the development. Spiral forms also subtly nod to the iconic Derby Ram horns.

As well as the apartments, The Condor offers a private dining room and kitchen area, complete with cooking facilities, which residents can book to host dinner parties with friends and family, in addition to a 2,185 sq ft roof terrace.

In addition, residents have a gym, high speed broadband, dedicated onsite resident services team, secure car parking and bike store, and electric car charging points – all included within the rent.

Paul Morris, director of St James Securities, which is delivering the regeneration of Becketwell, said: “More than five years since we first visited this much neglected site, we are delighted to see The Condor become fully operational in the first phase of this landmark development, together with the new Springwell public square.

“We have worked very closely with Grainger plc throughout the project and are thrilled to have such a well-respected company be our first fund and operator in the scheme.

“The Condor will allow hundreds of people to live in high-quality homes in the heart of the city and has revitalised an area which has been challenged for many years.”
