Plans unveiled for new Grade A offices on Derby’s Pride Park

Plans have been unveiled to create the first new Grade A offices on Derby’s Pride Park in over a decade.

The development, called ‘The Exchange’, would be created by March Developments on a site off Hudson Way, adjacent to Derby Railway Station, which is currently used as a surface car park.

The site can accommodate office buildings, ranging from 10,000 sq ft to 45,000 sq ft, served by 112 parking spaces.

The scheme, designed by Sigma Architects, aims to set new standards for sustainability, built to a BREEAM ‘Excellent’ specification, with an EPC rating of A.

Mark Bielby, a director at March Developments, said: “Having been involved in the last new offices built on Pride Park in 2012 we feel the Derby office market is crying out for new Grade A accommodation.

“This is the last available site on Pride Park and will be ready for occupation in 2027.”

March Developments was founded in 2019 by Mark and fellow director Charles Smyth, who between them have over 60 years’ experience in the property industry.

Between them they have delivered more than three million sq ft of office, roadside, mixed use and industrial space across the region.

Its portfolio includes developments such as Speedo’s Global Headquarters, EON’s 105,000 sq ft Customer Support Centre, Clifton Retail Park and Waterside Retail Park, in Ashbourne.

FHP Property Consultants and Innes England have been appointed as joint agents on the scheme.

Darran Severn, from FHP Property Consultants, said: “Pride Park is very much Derby’s premier business address and has been the choice for businesses in Derby since it was developed.

“There remains very little availability on Pride Park, particularly of buildings in excess of 10,000 sq ft.

“This opportunity gives occupiers a chance to occupy some of the best quality office space across the region with flexibility to either rent or purchase.”

Nick Hosking, director of agency and development at Innes England, said: “The local office sector has been crying out for new Grade A office space for some time, and the delivery of The Exchange meets that market need, delivering’ best in class offices with good on-site parking in an established location adjacent to the Railway Station.

“We’re already in discussions with interested parties and expect continued strong occupier interest.”

The offices at The Exchange are available on a build to suit basis and both leasehold and freehold opportunities are available
