Housebuilder sells £11.6m of off-plan homes in Derby



Housebuilder Wavensmere Homes has sold £11.6 million of off-plan homes in Derby at a special event held for existing customers.
The firm, which is behind major city residential schemes such as Nightingale Quarter, Friar Gate Goods Yard and Cathedral One, has sold 40 off-plan houses to its Clique members.
Launched in July last year, Clique is a fee-free membership platform, made up of existing customers who have already purchased two or more of its homes.
The homes that have recently been bought are two- and three-bedroom properties, which will be completed in 2027.
James Dickens, managing director at Wavensmere Homes, said: “Our inaugural Clique event exceeded all our expectations.
“We invited our loyal customers to socialise with the team and each other at an information evening, where they had preferential access to a limited release of 40 plots.
“Before the event ended, these two- and three-bedroom houses were assigned to purchasers – over two years before they will be completed.”

Established in 2015, Wavensmere Homes is Derby’s most active residential developer, with its £175 million multi-award-winning Nightingale Quarter heralded as one of the finest regeneration and restoration assets in the region.
The former Derbyshire Royal Infirmary on London Road – which had laid derelict for a decade – is in the final phase of being transformed into a vibrant new community, including over 900 houses and apartments.
Last autumn, Wavensmere commenced work to regenerate and redevelop Friar Gate Goods Yard in Derby city centre.
The 276 houses and apartments will be available for occupation from 2026, together with extensive commercial opportunities.
And pre-construction work is well underway at Cathedral One – Wavensmere’s prized development site within Derby’s newly revitalised Cathedral Quarter.
195 studio, one- and two-bedroom apartments will be delivered at the Full Street site, within a finely detailed u-shaped nine-storey red brick building.
Earlier this year, Derby was included in The Sunday Times’ Top 20 Best Places to Invest in Property in 2025, rubbing shoulders with locations in London, Liverpool and Leeds.
The article described Derby as “up-and-coming” where house prices are “reassuringly low”.
