City deals round-up
The letting of more than 4,000 sq ft of space at a prominent city office building heads the list of deals done in Derby over the last few weeks.
Acting on behalf of Loxton Developments, FHP Property Consultants and Innes England have secured a tenant for Suite 2A, at Pentagon House, off Sir Frank Whittle Road.
The four-storey landmark office building comprises some 30,000 sq ft of modern office accommodation.
Suite 2A comprises 4,105 sq ft and has been let on new lease terms for a period of 10 years.

Darran Severn, from FHP, said: “I am pleased this letting has completed seeing Pentagon House reach full occupancy once more.
“This transaction was completed off market and was made possible due to an existing tenant downsizing. This has been a huge success for all parties involved.
“Pentagon House provides excellent office accommodation within close proximity of Derby city centre and has proved very popular over the past 24 months where this building has been turned around with a number of quality lettings.
“In addition, the landlord is continuing to invest in the building and is currently enlarging the car park to offer further parking.”
Elsewhere, BB&J Commercial has successfully completed the sale of a former Scouts and Guides centre to Berry Homes, which is part of the Berry Group.
120 Osmaston Road is a prominent three-storey Victorian property positioned directly opposite Wavensmere Homes’ Nightingale Quarter development.

Formerly used as the Derby Scouts and Guides Centre, the property offers 2,694 sq ft of space.
Berry Homes plans to convert the building into residential studio accommodation, subject to obtaining the necessary planning approvals.
Sam Berry, managing director at Berry Homes, said: “We plan to sensitively convert the premises into 12 spacious studio apartments.
“The studios will provide an affordable style of living that sits between traditional shared accommodation and a one-bedroom flat.”
Cameron Godfrey, surveyor at BB&J Commercial, said: “It was a genuine pleasure to act on behalf of the Scouts and Guides Association in relation to what is a particularly sensitive sale, given the building’s long-standing use by the organisation over many generations.
“We were mindful throughout the process of the property’s history and its importance to the local community, and we’re pleased to have secured a buyer who intends to repurpose the building in a respectful and considered way.”
BB&J Commercial has also announced the successful letting of the Zul Building, in Shaftesbury Street South – a well-known industrial property with a unique motorsport heritage.

Located on the Sir Francis Ley Industrial Estate, the property offers around 4,470 sq ft of warehouse and industrial accommodation.
Originally constructed to support the restoration of historic Formula One racing cars, the building was developed to a high standard by Warings Buildings, the same contractor responsible for the Williams Grand Prix workshops.
Following a targeted marketing campaign, BB&J Commercial successfully introduced Ideeal Flooring as the incoming occupier.
Liaz Jakhara, director of Zul Limited, said: “The Zul Building was specifically designed to meet my needs for restoring historic F1 race cars and holds significant personal value to me.
“I was particularly pleased to meet the incoming occupiers and felt confident that they were the right people to take the building forward.”
