The arrival of a care provider to Pride Park heads the list of deals done in Derby in the past few weeks.

Twyford Care has taken a hybrid office and storage unit at 5 Royal Scot Road to support its continued growth.

The firm, part of the wider Twyford Care Group, delivers supported living and housing services across Derbyshire, working closely with local authorities to provide high-quality accommodation and care for individuals with complex needs.

The new Pride Park premises, which offer just over 1,500 sq ft of space, will support the organisation’s operational and administrative functions as it continues to expand its services across the region.

The letting was secured by BB&J Commercial, which worked closely with Twyford Care throughout the letting process, providing advice on location, specification and suitability to ensure the property aligned with both immediate operational requirements and longer-term growth plans.

Elsewhere, BB&J has recently completed a letting at Kingsway Industrial Park, with Black Jaguar Investments securing occupation of a prominent 1.3‑acre secure open storage yard.

Acting on behalf of the landlord, BB&J Commercial successfully facilitated the transaction following a targeted marketing campaign designed to reach both regional and national occupiers seeking well located sites.

Surveyor Cameron Godfrey said: “We received a strong level of enquiries following launch, with interest coming from both local operators and national businesses seeking strategically located operational space.

“Secure open storage yards are currently one of the most undersupplied asset types in the regional market and well-positioned sites such as this typically generate immediate engagement from occupiers.”

Meanwhile, at Westside Park, in Derby, William Speed, of Salloway Property Consultants has successfully secured the letting of Unit 5 to DoNotAge.org, a fast-growing health and longevity business who help people get healthy and stay healthy.

Acting on behalf of longstanding clients Ivygrove, William first negotiated a surrender of the unit with the previous tenant and matched it with DoNotAge.org, which took occupation only seven working days after initial viewing.

William said: “This was a fantastic example of how proactive asset management and strong market intelligence can deliver results quickly.

“By identifying the right occupier early and working collaboratively with all parties, we were able to minimise downtime and secure occupation in a matter of days.”

FHP Property Consultants have also announced some recent deals.

The first involves a unit in Newmarket Court, off Ascot Drive, which it has let on behalf of a private client.

Fronting Ascot Drive, Derby’s primary trade counter location, the unit benefits from being set in a location which is home to numerous trade counter operators, including Screwfix, Jewsons, Magnet Kitchens, Wicks, Howdens Joinery and Travis Perkins.

Corbin Archer, from FHP, said: “I am pleased to announce the letting of this modern trade counter/warehouse unit which is situated in a prime position fronting Ascot Drive.

“There are limited opportunities of this quality on Ascot Drive. Pleasingly, we have recently brought to market Unit 6 which will be available from April comprising 2,895 sq ft.”

FHP has also secured the letting of 10 Enterprise Way, at Jubilee Business Park.

Corbin said: “10 Enterprise Way comprises a detached modern industrial/warehouse unit close to Derby city centre just off Stores Road.

“Given its specification and location, the property had loads of interest from the start and I wish the new tenant all the best in the new property.”
