A consumer goods company is set to become the latest firm to take space at a Derbyshire business park after taking a unit owned by Indurent.

Utopia Brands has agreed a 10-year lease for a 129,139 sq ft warehouse at Dove Valley Park, in Foston, as it expands its UK distribution operations.

The agreement with industrial and logistics property developer Indurent marks the latest expansion for Utopia , which has occupied several properties within the company’s portfolio since 2020.

Utopia Brands initially leased approximately 18,000 sq ft at Coningsby Business Park in Peterborough.

Four months later, it took an additional 19,000 sq ft across two neighbouring units to accommodate increased customer demand.

In December 2024, the business relocated to a 54,000 sq ft facility at D54, Indurent Park Derby, before agreeing its latest move to Dove Valley Park.

The new premises, known as Indurent 129, offers more than seven times the floor space of Utopia Brands’ original unit, providing additional warehousing and distribution capacity in the Midlands.

George Goldsmith, senior asset manager at Indurent, said: “One of the key advantages of our national portfolio is that we’re able to support customers as their requirements evolve.

“We’ve worked with Utopia Brands since 2020, helping the business move into larger premises as it has grown.

“This latest letting is a great example of how we can provide the space and flexibility our customers need.”

Indurent acquired the Dove Valley Park unit in September 2025 and has since carried out an extensive refurbishment of the property.

The improvement works are expected to be completed in the coming weeks.
