Applications submitted for renovation of iconic city theatre

The multi-million pound regeneration of Derby’s iconic Guildhall Theatre has reached a significant milestone, with the submission of planning applications for its full renovation.

The two applications, submitted by contractor Wates on behalf of Derby City Council, set out detailed proposals to modernise the historic Grade II listed building while preserving its heritage features.

With funding of £10 million from the Ministry of Housing, Communities and Local Government, the aim is to transform the building into a vibrant venue, complementing recent regeneration projects such as Derby Market Hall, Vaillant Live, and the proposed redevelopment of the Market Place.

Councillor Nadine Peatfield, city council leader and cabinet member for regeneration, strategy and policy, said:  “Submission of the planning applications for the refurbishment of the Guildhall is an important milestone and will now be considered through the planning process.

“Our vision is to see the community back at the Guildhall to enjoy live performances and events, working with arts and cultural groups across the city.

“The £10 million of government funding that we’ve received towards this project is a once-in-a-generation opportunity to restore this much-loved building for future generations.”

The Guildhall Theatre, which closed its doors in 2019 due to issues with the condition of the roof and ceiling in the auditorium, is one of Derby’s most important cultural assets, and has hosted everything from community theatre and local performers to touring productions.

Plans for the revamped theatre include a new downstairs café area, new flexible seating for the auditorium, improved access and toilet provision, and a new goods lift, alongside a full refurbishment of the building.

Until now, work on restoring the Guildhall Theatre has been taking place behind the scenes with the necessary consent in place.

At the beginning of the year, listed building consent – a process required for alterations to Grade II listed buildings – was granted to enable the next phase of surveys and design to be carried out.

Currently surveys are being carried out to the plaster ceiling to determine the work needed to preserve it as part of the project.

Scaffolding has been erected inside the auditorium to enable Wates to carry out a thorough inspection.

Work is also taking place outside the building, with the erection of scaffolding to enable access to the roof, marking the start of visible progress.

Subject to planning consent, refurbishment of the Guildhall is due to start in late 2026 and the opening date will be announced as the programme progresses.
