The latest deals done in Derby
The completion of a complicated off-market lease involving an industrial unit in Derby heads the list of property deals done in recent weeks.
BB&J Commercial has announced the successful completion of the lease of the property in London Road.
The property was let to Speedy Asset Service, following the surrender of the existing lease with long term occupiers HSS Service Group.

Acting on behalf of the landlord, Cameron Godfrey and Mark Richardson navigated a complex and fast-moving transaction to secure the letting of this prominent industrial site.
The industrial unit measuring 21,170 sq ft occupies a key position in London Road, providing excellent accessibility to Derby and the wider East Midlands.
Cameron, a surveyor at BB&J Commercial, said: “Securing an off-market transaction of this scale presented a number of challenges.
“The existing lease with HSS needed to be successfully surrendered before a new tenant could be introduced. This required careful negotiation and coordination with all parties involved.
“On top of that, high demand for well-located industrial units with significant yard space in Derby added pressure to deliver a solution quickly for the ingoing tenant while retaining our client’s position.
“Despite these complexities, we were able to complete the deal in just five months, which was only made possible thanks to the tireless efforts of Zoe Romain and Oliver Maxwell at the Smith Partnership, whose guidance ensured a timely conclusion.”
In the city’s Cathedral Quarter, a new premium, independent coffee destination is set to open towards the end of the month.
Café Blanc will launch in St James’s Street on Sunday 26 January.

Spanning two floors, the café has been designed to cater to a wide range of visitors – from early-morning commuters and coffee enthusiasts to professionals meeting clients, friends catching up, and those simply looking for a relaxed place to unwind.
Director Adam Miley said: “We are excited to be opening a premium independent coffee shop in Derby city centre, which is ideally located in the heart of the city and surrounded by high end offices.”
Major retailers are continuing to invest in their stores inside the Derbion shopping centre.
As part of an ongoing transformation of its Derbion store, Boots has further invested in enhancing its facilities, creating a new Boots Opticians and Boots Hearingcare.

The investment into the store on Level 1 and its reconfiguration forms part of Derbion’s preparations for the arrival of Primark in 2027.
It is set to undergo further transformation in the coming months as the project progresses.
Meanwhile, popular music and entertainment store, HMV, is set to open in a new space at the centre next month.
The new HMV store will open in in the former JD space near M&S in February.
HMV will continue to trade from its existing store on Level 2 throughout the majority of the works, with a short closure planned shortly before the new store opening.
