SITUATION

The site is located south of the Littleover interchange on the eastern side of the A38 trunk road. The site is opposite a distribution depot occupied by Yusen Logistics and is approximately 4 miles from the city centre of Derby and 7 miles from the town centre of Burton upon Trent.

DESCRIPTION

The site extends to approximately 2 acres and has access directly from the A38 trunk road. The site is shown for identification purposes only edged red on the attached plan.

It is flat and partially surfaced. Subject to terms agreed the Landlord will improve/extend the surfacing of the land and remove scrub growth where appropriate.

The site is available as a whole but the Landlord may consider division from 1 acre upwards.
