Getting an Incite into Derby's Success

Innes England’s annual Market Insite report has revealed that industrial rents in Derby have grown by 26% in the last five years, alongside significant deals in the retail sector.

The report, which monitors trends in the East Midlands property market, highlighted a strong industrial market with Goodman and Ivygrove Developments leading the way.

Nick Hosking, director at Innes England, said, “The industrial sector performed well in 2017 with take-up echoing the previous year. Given the strength of Derby’s manufacturing base we expect to see the industrial sector perform well again this year.”

Innes England, sponsors of Team Derby at MIPIM, also analysed the retail market, noting the success of Intu Derby, whilst the Cathedral Quarter saw lettings to Jack Wills, Bar Soba and Bunk.

The largest deal, billed as the biggest in the city since the opening of Intu Derby, was the letting of 22,000 sq ft in the St Peter’s Quarter to TK Maxx. 

The American retail giant has announced the store will open on Thursday 22nd February and is expected to drive footfall and further lettings to the area. Derby City Council is offering support to the regeneration of the St Peter’s Quarter, with public realm works across the area, including a Walk of Fame, celebrating noteworthy achievements of some of Derby’s most deserving residents.

Goodman Announce New 70,000 sq ft Logistics Centre

Bondholder Goodman has announced that it has signed a deal with C.H. Robinson to develop and lease a new 70,000 sq ft logistics centre at Derby Commercial Park.

It’s expected that the new facility will take seven months to construct and will be available for occupation in May 2018.

C. H. Robinson a Fortune 500 global provider of transportation services and third-party logistics, has signed a 15-year lease on the development and intends to use the facility to expand the range of transportation and logistics services it provides for its customers throughout the UK and globally.

At the same time, Goodman has confirmed its intentions to develop a new warehouse and industrial development of 32,000 sq ft on the adjacent plot at Derby Commercial Park.

The building, which will be constructed to a minimum, BREEAM Very Good Specification will include 30,378 sq ft of warehouse space, together with 2,365 sq ft offices.

Bondholders Toast Success at Top Property Awards

Bondholders Derby City Council, Connect Derby, Innes England and Goodman Logistics UK  toasted success last week at the East Midlands Property Dinner.

The East Midlands Property Dinner 2016 celebrated the strength of the region's property sector, and promoted the very best in real estate, construction and design.

Connect Derby and Derby City Council were awarded Regeneration and Restoration Project of the Year for their restoration of the iconic Marble Hall,  a Grade II listed former Rolls-Royce building. The building is now  a vibrant managed workspace facility.

Property Deal of the Year was awarded to property experts Goodman Logistics UK, for their involvement in the pre-let of the Ted Baker distribution centre at Derby Commercial Park, alongside Anglesea Logistics Partnerships and No Ordinary Designer Label.

Finally, property consultancy Innes England scooped the Agent of the Year award at the ceremony.

Ted Baker sashays into Derby

Iconic fashion brand Ted Baker has signed a deal to open a 325,000 sq ft distribution centre at Derby Commercial Park.

The pan-European distribution centre will create 250 jobs and handle all operations for the brand's retail, wholesale and eCommerce businesses across the continent.

The facility, known as Angle 325, was speculatively built by Anglesea Logistics Partnership and Goodman Logistics. Marketing Derby Bondholder Goodman Development director Nigel Dolan added that its decision to partner with Anglesea Capital to speculatively develop the site was "more than vindicated" by the signing of the pre-let.

Martin Rawson, Deputy Leader of Derby City Council, commented: "The announcement of national retail brand Ted Baker taking 325,000 sq ft of space is a real coup for the city. Ted Baker's investment into Derby is greatly received and the expected 250 jobs or more over the coming year is warmly welcomed."
